Abstract

Fajar Septian, 2023 "Comparative Analysis of Monthly Payment and Progress Payment Systems in Housing Development Projects Using the Cash Flow Method" Civil Engineering Thesis Report, Faculty of Engineering and Computer Science, University of Pancasakti Tegal 2023. Financing (payment) for construction projects is a matter that is very important and influences the financial system of contractor companies in completing projects to be carried out. There are several types of payment systems in the construction industry, namely monthly payment systems, progress payment methods and payment methods after the project is completed (turn key). Each method of payment has different impacts and obstacles. one another to project financing. Thus, each method of payment will have a different effect on the contractor. Therefore the role of cash flow is very important in project implementation. This study uses primary data and secondary data with the method used is the method of literature, observation and literature in the field regarding the comparison of monthly payment and progress payment systems located at Citra Land Housing Tegal then collected data such as Time Schedule, S Curve and RAB will be analyzed using the Cash Flow method The results of this study show that from the real cost Monthly Payment get Rp. 204,979,001 while Progress Payment gets Rp. 241,971,291 for outgoing cash indicates that the Progress Payment system experienced significant ups and downs while the Monthly Payment ups and downs were relatively stable. The graph for each month shows that Progress Payment has experienced a surge in costs that are affected by contract terms of 0.2%, 0.45%, 0.3% and 0.05%, while Monthly Payments fluctuate and are influenced by the entry and exit of fees each month, and the time implementation tends to be faster Monthly Payment because it is not affected by the contract after the maintenance period, while Progress Payment is still bound by the contract after the maintenance period.
